The first Public-Private Environmental Preservation and Remediation Area in Villa Carlos Paz, conceived as a model for conscious real estate development. Under the premise of “Living in a Reserve,” the proposal organizes a macro-block morphology that protects the native forest and the Los Mimbres stream basin, integrating native flora restoration with a low-impact landscape design. Its program harmoniously combines low-density residential areas with zones dedicated to tourism, educational, and socio-cultural activities that function as nodes of control and social well-being. In terms of materials and construction, advanced standards are required, such as Building Sustainability Certification (B+ or higher), prioritizing passive systems, renewable energy, and green roofs to mitigate climate change.
This urban intervention transforms a vulnerable area into a protected environmental lung, where the private sector ensures the security and maintenance of the reserve’s boundaries against informal expansion.
